It is meant to be a guideline only and there are many factors that you should consider before you decide whether to purchase a property.

The reason that the press is abuzz with news that people should purchase real estate now is because the real estate market is lower than it has been in recent years. It is thought that the real estate prices of the 1990s and early 2000s were inflated and could not continue at the rate they were increasing. Accordingly, the current market has undergone a self correction that has lowered prices in many areas.
Additionally, the lenient lending practices of the early 2000s led many people to enter mortgage agreements that were above their financial means. Some of the loans were adjustable rate mortgages (ARMS) whose payments increased as the interest rate increased and some were traditional mortgages that were above the owners’ financial means. Either way, the mortgage crisis has led many people to attempt to sell their home prior to foreclosure by their mortgage holder.
Furthermore, the job market is a state of uncertainty. Some people are losing the jobs they depended on to pay the mortgage. This is also leading them to put their homes on the market and to try to sell before facing foreclosure.

All of these factors are combining to make a rather saturated real estate market. There are many homes on the market making it a “buyer’s market”. The bidding wars of just a few years ago are less common across the country and sellers who are motivated to sell their homes quickly are settling for lower prices.

Despite the current buyer’s market, there may be factors in your own personal life that make this an ideal or dismal time to purchase a home. Certainly, if you are out of work then this is not the right time for you to buy a home. Also, if you already own a home then this might not be the best time to sell your home, especially if you bought it rather recently at a higher price then you can sell it for on today’s market.
However, if those conditions do not apply to you and you are gainfully employed and eligible for a mortgage then this might be just the right time to purchase property.
